East Bangalore

East Bangalore runs east from MG Road and the Central Business District out to the city limits. It covers both established city neighbourhoods and newer peripheral areas: the established side sits inside the older city limits, while the peripheral side has grown along the highways and ring roads over the past decade.

• Core residential and commercial areas: Indiranagar, Domlur, Old Airport Road, Whitefield, Marathahalli, KR Puram, Varthur, CV Raman Nagar, Hoodi, Mahadevapura, Sarjapur Road.
• Rapidly developing peripheral areas: Hoskote, Budigere Cross, Channasandra, Ramamurthy Nagar, Balagere, Panathur.

The eastern edge points towards Kolar and Chennai along Old Madras Road, which is NH-75. Each pocket prices differently depending on how close it sits to the tech parks.

East Bangalore began as military ground. The British established the Bangalore Cantonment in 1809, after the defeat of Tipu Sultan in the Fourth Anglo-Mysore War, laying it out east of the old walled city. That separation is why the eastern side developed a different character from the rest of Bengaluru, with its own street grid, churches and parade grounds.

Whitefield came later. In 1882 Maharaja Chamaraja Wodeyar IX granted about 3,900 acres to the European and Anglo-Indian Association for an agricultural settlement. The area takes its name from D. S. White, who founded that association. For most of the following century it stayed a quiet settlement of bungalows and smallholdings, well outside the city.

Defence and aviation anchored the eastern side through the middle of the twentieth century, with HAL and its airfield. The shift came in the late 1990s, when the International Tech Park opened at Whitefield and the IT industry began moving east. Within two decades the farmland had become the densest technology cluster in the country.

Indicative capital values for 2026. Rates move quickly in this zone, so treat these as a guide rather than a quote.

Three roads carry most of the traffic in this zone: the Outer Ring Road, Whitefield Main Road, and Old Madras Road. The Satellite Town Ring Road now runs around the outer edge, and the Bengaluru-Chennai Expressway begins at Hoskote.

• Metro: the Namma Metro Purple Line runs through the zone, with stations at Indiranagar, KR Puram, Whitefield and Kadugodi. A 16 km extension from KR Puram to Hoskote has been proposed by BMRC.
• Rail: KR Puram and Whitefield are the working stations for most commuters. The older Bangalore East station sits near Frazer Town.
• Airport: Kempegowda International Airport is reached either through Hebbal or, from the eastern pockets, along the STRR through Devanahalli.
• Bus: BMTC runs regular and Volvo AC services across the zone.

East Bangalore is where the IT employment of the city concentrated, and the housing market follows it. More than a thousand global companies operate from the tech parks around Whitefield, which makes it the densest technology cluster in the country.

• ITPL, the International Tech Park, covers 69 acres with around 5 million sq ft of built-up space.
• Infosys has a 285-acre campus, IBM around 3.5 million sq ft, TCS 70 acres and Wipro 50 acres.
• SAP Labs India employs more than 8,000 people here.
• Bagmane Tech Park, the EPIP Zone and the Outer Ring Road corridor add further capacity.

Commercial supply is still being added. Brigade Group acquired 11 acres opposite ITPL for a Rs 2,000 crore development that will bring roughly 1.5 million sq ft of leasable office space to the market.

Three projects are reshaping access to the eastern edge.

• Satellite Town Ring Road: a 280.8 km ring road, numbered NH 948A and NH 648, connecting 18 towns around Bengaluru. The 80 km Dabaspete to Hoskote section opened in March 2024.
• Bengaluru-Chennai Expressway: an access-controlled corridor beginning at the Hoskote interchange, which lets through traffic bypass the inner city.
• Metro extension: the proposed KR Puram to Hoskote line would bring rail transit to the outer eastern pockets for the first time.

The zone is well served for daily needs, which is part of why families move here rather than commuting in from further out.

• Healthcare: Manipal Hospital, Motherhood Hospital and several multi-specialty centres operate across Whitefield and Marathahalli.
• Schools and colleges: National Public School, MVJ College of Engineering and a range of international schools sit within the zone.
• Retail: Nexus Whitefield, VR Bengaluru and Phoenix Marketcity at Mahadevapura are the main destinations, with Park Square Mall and Dress Circle serving the eastern pockets.

Brigade Granada is the pre-launch township by Brigade Group on the eastern corridor, at Sannatammanahalli on Whitefield-Hoskote Road.
